EICR Ready? Checklist for Landlords Before the Visit

If you’ve booked an EICR inspection, a little preparation goes a long way. Not only can it speed up the visit, but it also helps the electrician do a more thorough and efficient job.

This checklist is designed specifically for landlords. Whether you’re managing a single buy-to-let or multiple properties, here’s what to do before the electrician arrives.

Why Preparation Matters

An EICR involves testing the fixed electrical installation in your property—things like wiring, the consumer unit, sockets, lights, and bonding. Inaccessible areas or obstructions can delay the inspection or result in incomplete testing.

Landlord EICR Checklist

Here’s how to prepare your property before the electrician arrives:

  • Notify your tenant in advance – Let them know when the inspection will take place and how long it may take (typically 2–4 hours).
  • Ensure access to the consumer unit – Clear the area around the fuse board so we can safely inspect and test.
  • Unlock all rooms and spaces – We’ll need access to every part of the property to test sockets and lighting circuits.
  • Move large furniture if needed – Where possible, ensure we can reach sockets and switches without needing to shift wardrobes or beds.
  • Secure any pets – For safety and comfort, pets should be kept in a separate room during the visit.
  • Check lighting and extractor fans – Let us know if any fittings are flickering, not working, or have known issues.
  • Provide previous reports (if any) – This helps us compare past results and advise on any repeat observations.

What the Electrician Will Check

The inspection will cover:

  • Wiring and cabling condition
  • Consumer unit and fuses
  • Socket outlets and switches
  • Lighting circuits
  • Earthing and bonding
  • Presence and functionality of RCD protection

What If the Property Is Tenanted?

It’s your responsibility to inform tenants and arrange suitable access. Most inspections cause minimal disruption, though we may need to briefly isolate power to certain circuits.

If you or the letting agent will attend, please coordinate entry with tenants in advance. We’re happy to work around school runs or lunch breaks.
