What to Expect During Your EICR Inspection

If you’re preparing for your next Electrical Installation Condition Report (EICR), you might be wondering what the inspection actually involves. How long does it take? Will the power be turned off? Do the tenants need to be there?

How Long Does an EICR Take?

Most domestic EICR inspections take between 2 to 4 hours, depending on the size of the property and the number of circuits. We recommend landlords allow up to 5 hours in case the installation is complex or requires further investigation.

For larger homes or HMOs, the inspection could take longer, but our fixed £160 price stays the same regardless of size.

What Does the Electrician Do?

The electrician will inspect and test your property’s fixed electrical installation. This includes:

  • Consumer unit (fuse board) and circuit protection
  • Wiring and fixed cabling throughout the property
  • Earthing and bonding arrangements
  • Sockets, switches, and light fittings
  • Functionality of RCDs (residual current devices)

We will also check for visible signs of damage, overheating, DIY alterations, or outdated materials (like rubber or cloth cabling).

Will the Power Be Turned Off?

Yes, briefly. During testing, we will need to turn off power to certain circuits to carry out insulation resistance tests and other checks. We always give your tenants notice and aim to keep any disruption to a minimum.

We recommend advising tenants in advance so they can plan around any short power outages.

Do Tenants Need to Be Present?

Tenants don’t have to be present, but we must have safe, legal access to the property. If tenants are home, we’ll explain what we’re doing and work as discreetly as possible. If the landlord or agent provides access, we can complete the inspection without tenants being there.

What Happens After the Inspection?

Once the inspection is complete, we will issue your EICR within 48 hours. The report will list any faults or safety concerns using industry-standard classification codes (C1, C2, FI).

What Should You Do Before the Visit?

Before your EICR, make sure:

  • Someone is available to give access
  • All areas (consumer unit, sockets, etc.) are accessible
  • Pets are secured or out of the way
  • You’ve informed the tenant of the visit
