EIC vs EICR: What’s the Difference for Landlords?

If you’re a landlord managing rental property in the UK, you’ve likely come across both “EIC” and “EICR.” While they sound similar, they serve very different purposes. In this article, we’ll break down exactly what each document is, who needs them, and when.

Still unsure what an EICR is? Start with our full guide: What Is an EICR and Why Landlords Must Care in 2025.

What Is an EIC?

An EIC, or Electrical Installation Certificate, is issued when a new electrical installation is completed. This could be after a full rewire, a new consumer unit installation, or the addition of a new circuit.

Key facts about EICs:

  • Used for new installations or major alterations
  • Certifies the work complies with the latest wiring regulations
  • Often required for Building Control approval
  • Issued by the installer immediately after work is completed

If you’ve recently had a full rewire or new consumer unit installed, you should have received an EIC from your electrician.

What Is an EICR?

An EICR, or Electrical Installation Condition Report, is a periodic inspection of an existing electrical installation. Its goal is to assess the ongoing safety of a property’s electrics, especially in older buildings or tenanted homes.

Key facts about EICRs:

  • Used to assess the condition of an existing installation
  • Legally required every 5 years for privately rented homes
  • Reports faults and issues using codes like C1, C2, FI
  • May require remedial works to bring the system to standard

If your EICR is due, you can book your inspection with CIR Electrical here.

Do You Need Both?

Yes, in different contexts. An EIC is issued when new electrical work is completed, and an EICR is used to assess the safety of older or existing installations over time.

  • EIC = Proof of new work or alterations
  • EICR = Ongoing safety assessment for legal compliance

For landlords, the most pressing need in 2025 is likely to be a new EICR, especially if your last report was done in 2020 when the regulations first took effect. Learn more in our guide on whether your 5-year EICR is due.

Common Misconceptions

Many landlords mistakenly think that having an EIC from a rewire means they don’t need an EICR. This is only true in very limited cases—if the EIC is less than 5 years old and covers the entire installation.

If in doubt, it’s best to get an EICR to ensure you’re covered. Councils and insurers often ask for a recent EICR specifically, not just an EIC.
