Since 2020, landlords in England have been legally required to have an Electrical Installation Condition Report (EICR) completed every 5 years, or at the start of each new tenancy—whichever comes first.

This means that if your last EICR was carried out in:

  • 2020 → due in 2025
  • Early 2021 → due early 2026
  • Mid-tenancy changes → may require a new EICR sooner

Even if the report says it’s valid until 2025, you’re responsible for ensuring it’s renewed before that expiry date.

How to Check If Yours Is Due

Look at your current EICR certificate. The expiry or next inspection date is usually stated near the bottom. If the date falls anytime in 2025, you should begin arranging your inspection now.

Delaying until later in the year could result in availability issues and non-compliance—especially if remedial work is required afterward.

What Happens If You Miss the Deadline?

If your property doesn’t have a valid EICR, you could face:

  • Fines of up to £30,000
  • Invalidation of your landlord insurance
